Upto 7 bedrooms, 2 super-king, 2 double, 3 twin rooms and a sofa bed so can sleep up to 16. Enjoy a spacious kitchen and conservatory dining area. A lounge with 2 x 3 seater settees, chair and bean bags, complete with games room. Large hot tub, sauna, outside dining and garden lounge chairs.

Riverside Barn & Suites:
Upto 7 bedrooms, 2 super-king, 2 double, 3 twin rooms and a sofa bed so can sleep up to 16. Enjoy a spacious kitchen and conservatory dining area. A lounge with 2 x 3 seater settees, chair and bean bags, complete with games room. Large hot tub, sauna, outside dining and garden lounge chairs.
The main barn is over 3 floors. The top floor has 2 double bedrooms. The middle floor has a master bedroom with a superking bed and en-suite with toilet, double sinks, bath and shower, 2 twin bedrooms and a main bathroom with free standing bath, shower, sink and toilet.
The ground floor has a spacious kitchen and conservatory dining area with table to fit upto 14.
Games room with 2 smaller light up gaming chairs and 2 lounger gaming chairs. A downstairs toilet and utility room.
2 further ground floor bedrooms with en-suites in a converted garage and connecting door - see Ribble and Hothersall suite.
Gated and fenced large garden that sweeps round the back of the house over looking the river. Includes large hot tub, sauna, outside dining area and bbq, garden lounge chairs and garden bean bags.

The main barn has 5 bedrooms, 1 superking, 2 double and 2 twin so can sleep upto 10. The dining table extends and seats 10. There is a spacious kitchen and conservatory dining area.
A lounge with 2 x 3 seater settees, a chair and bean bags. Extra chair and 2 bean bags in bedrooms also that could be moved into lounge if needed.
Games room with 2 smaller light up gaming chairs and 2 lounger gaming chairs.
Gated and fenced large garden that sweeps round the back of the house over looking the river. Includes large hot tub and sauna and garden lounge chairs and garden bean bags.

Converted garage suite attached to the converted barn and has a connecting door. Ribble suite has a superking bed, a sofa bed and an en-suite.
The suite is on the ground floor and has a kettle, coffee machine and fridge. It has its own access and private back garden with its own hot tub accessed through patio doors.

Converted garage suite attached to the converted barn. Hothersall suite has twin beds or can be made into a super king and an en-suite.
